What to look for when buying an apartment?

One of our buyers recently asked us this question and off the bat we thought, wow that’s a tough one!!😊
It’s difficult to start answering without reflecting on it properly, so we decided to create a blog!
In this blog, we’ll try to answer this question from a build quality and functionality standpoint, without going into the intangibles (which we hear all the time like top Bollywood actors are purchasing from them so they must be great and I’ll buy from them even if it costs double for the same size!!)
So what are the bare essentials – heres’ our list
a. Prefer laterite construction over cement blocks.
b. Prefer a structure with central spaces, vents and ducts so hot air can escape.
c. Prefer something without much construction around to enjoy rains, winds, sunrises and sunsets.
1. From a structural standpoint –


2. From a location standpoint –
a. Prefer something with natural walking trails around.
b. Keep an eye for closest hospitals; ideally a hospital at a sub-15mins drive.
c. Vegetable and fruit vendors at a sub-10min drive.
d. Other places (schools / offices) you visit regularly, are sub-30mins drive.


3. Lets go into the interiors –
a. Prefer something with rectangular rooms (1:1.6 golden ratio).
b. 200 sq ft+ living space.
c. 150 sq ft+ bedroom space.
d. 40 sq ft+ bathroom space.
e. Ideally attached balcony however big or small for all rooms.
f. A utility area even if small.
g. Ceiling height of 9.5 ft+.
h. Ideally warm colour scheme if apartment will be used daily.
i. A decent amount of lobby area to avoid a claustrophobic feel.
j. Maximum window height so rooms can have natural light and air.


4. From a developer standpoint -
a. Developer who is an expert and knows about his construction.
b. Daily construction is overlooked by the developer, not contractors.
c. Developer / Owner who is accessible and speaks to you direct.


We haven’t gone into the details on the above points but stated them as facts, however each statement has some wisdom behind them.
Life is too short to buy things from businessmen who sell whatever makes them maximum money, buy from folks who are passionate about building, as they will stay in that space whether there is money in it or not.
Remember Sachin played cricket not because of money but because he loved it more than his life.


If you can say that about someone you are buying anything from, let alone real estate, buy it with confidence because you will never regret it.
